In December 2025, while the national average rent in Canada declined to $2,060—a 2.3% decrease from the previous year—Lethbridge experienced a modest uptick in rental prices.
The average asking rent in Lethbridge reached $1,570 per month, positioning the city as the eighth most affordable among the 60 Canadian communities analyzed.
One-bedroom units in Lethbridge saw a 2.5% year-over-year increase, averaging $1,400 monthly.
Two-bedroom units rose by 1.2% to an average of $1,548 per month.
Comparatively, other Alberta cities reported higher average rents:
Calgary: $1,875 per month
Edmonton: $1,615 per month
Red Deer: $1,549 per month
Despite the slight increase, Lethbridge remains a relatively affordable option within the province.
Nationally, the most expensive rental markets in December 2025 were:
North Vancouver, BC: $2,974 per month
Vancouver, BC: $2,664 per month
Oakville, ON: $2,545 per month
These figures highlight Lethbridge's continued affordability in contrast to other major Canadian cities.
